Stripped back to the frame, waterproofed with the certificate, tiled floor to ceiling. About three weeks.

Kitchens
Built around how you cook, with a temporary sink and bench so you can still make a cuppa. Four to six weeks.
Usually $35,000 to $60,000
Ensuites
Smaller room, same care, often under a skylight in a terrace upstairs. Two to three weeks.
Usually $20,000 to $32,000
Laundries
From the room you shut the door on to one you don’t mind. About two weeks, and easy to add to a bathroom.

I’ve done half the bathrooms on some of these streets.
I’m Alex. I live in Marrickville and I’ve been renovating terraces and semis around here for fifteen years. Old houses, odd walls, a lot of 1980s pink tiles.
Most people who call me have been burned once: a price that grew, or a job that dragged on for months. So I put both in writing before I start, and I keep to them. You’ll see the same ute out the front every morning until it’s done.

Roughly what does a bathroom cost?
Most of ours come in between $25,000 and $40,000 including GST. A recent Newtown bathroom with a walk-in shower was $30,668. Tiles and fixtures make the biggest difference, so your fixed price comes after I’ve seen the room.
How long will we be without a bathroom?
A full bathroom is about three weeks on site. If it’s your only one, plan on about two and a half weeks without a shower. The toilet goes back in as early as we can, usually by the end of the second week, and you get the dates in writing before we start.
Will the price change once you start?
No. The price you sign is the price you pay, unless you decide you want something different. If we find something behind the tiles, I tell you before I do anything about it.
Do you come out to Ashfield?
Yes. We work in Marrickville, Newtown, Enmore, Dulwich Hill, Petersham, Stanmore, Leichhardt, Annandale, Summer Hill, Ashfield, St Peters and Tempe. A bit further out? Ask, and I’ll tell you honestly whether we can look after it properly.
Are you licensed and insured?
Walk Renos is a licensed NSW builder. Waterproofing is done to AS 3740 with the certificate, and plumbing and electrical by licensed trades. On jobs over $20,000, home warranty insurance is in place before we start, and every job carries the statutory warranties under the Home Building Act 1989 (NSW).
How do I accept the quote?
It comes to your phone. Read it line by line, ask a question on any line, and sign it right there, with no app or account. You both keep a timestamped record of what was agreed.
